The 1970s slab problem.

Across Albert Street, Eureka Street, Sago Hill Road and the streets either side, the typical Sebastopol house is a brick-veneer or weatherboard built between 1965 and 1995. The original driveway is almost always 100mm unreinforced concrete, poured straight onto whatever was on the block at the time — sometimes good base, sometimes uncompacted spoil. Six decades of freeze-thaw and reactive clay later, the surface is scaled, the corners are spalled, and the slab usually has 2–4 wandering cracks.

Resurface vs replace — the honest call.

The Sebastopol question is always “can I just put a new layer over the top?” The answer is sometimes yes, sometimes no. If the slab is structurally sound (no movement at the cracks, no rocking when you drive over it), a spray-on cementitious overlay at $60–$90/m² can give another 15–20 years. If it’s heaving or the cracks are alive, an overlay will telegraph through within 18 months — full grind-and-repour is the only solution. Investment property & cost-conscious work.

A fair share of Sebastopol stock is rented or owner-occupied long-term. Plain broom-finish concrete (~$80–$110/m²) is the most popular finish here — functional, durable, no upcharge for decorative work that won’t show on resale.
