The Buninyong driveway story.
Two distinct markets — village and acreage.
The Buninyong village core (Warrenheip Street, Learmonth Street, Scott Street) is heritage gold-rush townscape with small lots and short driveways — most jobs are 25–45m² and need a finish that fits the context. Beyond the village, Buninyong rolls into rural-residential acreage on Yendon Road, Sago Hill Road, and out toward Scotsburn and Mount Mercer. Acreage driveways are 80–200m and a different beast entirely — longer, steeper, and often through reactive clay.
Council jurisdiction depends on the block.
Buninyong moved between City of Ballarat and Golden Plains Shire boundaries over the years — you need to check your address. Most of the Buninyong township is City of Ballarat, but the rural fringe (toward Yendon and Mount Mercer) sits in Golden Plains Shire which has a different crossover permit form, fee schedule and inspection regime. We’ve lodged both. The Golden Plains Shire process tends to be slightly faster (10–15 business days vs City of Ballarat’s 15–20).
Heritage Overlay through the village.
Most of the Buninyong village core is under a Heritage Overlay (HO139 and surrounds). A new driveway behind the existing dwelling line is generally exempt. A driveway visible from the street that materially changes the streetscape may need a planning permit. Stencilled concrete in cobblestone or hex-pattern is the most-approved finish for HO village frontages — we’ve done several of these around Forest Street and Walker Street.
Long acreage driveways.
Anything past the 60m mark needs expansion joints every 6m (not just control joints), proper longitudinal grade design to handle stormwater without sheet flow over the surface, and a turnaround pad at the house end to avoid reverse-out collisions with the tank or shed. We design to AS/NZS 3500.3 stormwater management for driveways longer than 50m. Pricing on long acreage driveways usually drops per-m² ($75–$95/m² for plain) because of the volume efficiency.
